AI is poised to "break" the agent commission model.
A new Alloy Advisors report found agents clearly beat AI on just 3 of 23 tasks in a home sale — and that about half of home-sale costs are now "overpriced." Their words: "AI has collapsed the market rate for most of that work to near-zero," and the commission standard is "likely to break within 5–7 years."

Make it finite.

How long does it take, and what's the format? A clear container makes the offer feel real, finite, and worth a yes. Done-for-you or done-with-you? 30 days or 90?

Make it safe.

A guarantee removes the risk of saying yes. The best ones are specific, tied to an outcome, and require the client to do their part.

If you do your part and don't get the result within the timeframe, then I'll make it right, specifically.
Example Guarantees
  • Service: miss a scheduled showing or a same-day callback, and you can cancel on the spot — no questions asked.
  • Communication: a written update every Friday your home is on the market. Miss one and I knock $500 off my commission.
  • Process: not under contract in 45 days? I cover professional staging and a fresh photo shoot at my expense until it sells.
Keep It Honest
Promise effort, process, or a backstop you can actually honor. Never imply a guaranteed sale price or guaranteed income — keep it specific, honest, and legal.

  • What are the 3–4 parts every client gets?
  • What piece of the problem does each part solve?
  • If you named each one, what would you call it?
